When should you hire an architect? As soon as possible. The architect can help you both to define the project and to study the site and choose the most suitable location.
Should I resort to several architecture offices? Usually yes, except for the situation when I already have a relationship with another architect.
How can I find the most suitable architecture offices? Contact other customers who passed through similar experiences and find out to whom they resorted, if and why they were or not satisfied.
How many architecture offices will I contact and how will they be chosen? Most of the people advise you to contact three to five architecture offices.
How can I structure the meeting to make it as informative as possible? Ask the architect to show you how he will approach the information, how he will take decisions. You can visit the existing constructions to see them in use.
What do I base my decision on? The personals decision is predominant in architecture. Rely on the following factors: technical competence, professional service, presentation skill and cost.
Certain persons say that a constructor should be chosen before choosing the architect. Is this piece of advice good? It is better to choose an architect before; after that you will have help in understanding how the constructor or the contractor can make a team with you. Do not accept that the project is made by architects from the contractor's or constructor's team, even if they offer to provide this service in very convenient conditions. Do not forget that, in general, with them the contracting interest predominates in the detriment of your interest.
Several additional indications: hire the service of a professional; invest in the advice of an economist; respect the architect as a professional; do not hesitate to ask about the problems you asked yourself.
The choice is a bilateral process. Wise architects are at least as attentive in selecting their own customers as customers are in choosing the architect.
As project differ one from another, they require different combinations of architecture services. Most of the projects request a set of typical services ensured by architects, respectively the preliminary sketch, the technical and economical study and the preparation of construction documents (plans, fašades, sections, performance details, specifications, documentations needed to obtain permits and the building authorization, propositions for contractors, etc.). Certain customers request, besides these basic services, assistance in the process of negotiation or the price with the contractor, or they may also request a detailed pre-calculation according to the estimate norms. Other customers wish intensive monitoring of the building site or a detailed verification of the estimates made by contractors. Also, there are projects that need specialized technical studies (restoration, traffic, acoustics, statics, air conditioning, etc.)
Not all services can be provided by the architect, but after the discussions with the architect you will establish the other services that he cannot provide to you.
Use the lists about the architecture services and when there are too many unknown elements about the project and services or about the relationships between the beneficiary, the designer, the contractor and the constructor, hire the architect to define the project by stages and establish together the duties of each party and the legal relations that are born.
The formal agreement between the beneficiary and the architect is the occasion that ensures both of them to see if the project complies with the requirements and expectations.

- role of the construction (for the holder's life, business, community, etc.);
- estimation of the budget and financing sources;

Use a written contract!
Establish the duties of each party and the services provided by the architect, which of the contracting parties establishes legal relations with the utility specialists, the architect's fee, the delivery and payment terms. Consult your legal counselor before signing this agreement.
The beneficiary must insure the objectives, the location, the budget, the legal description of the property, and the purpose of the construction.
A good architect defines both the program and the budget. The secret of the successful projects is the result of the preparation of the project, both by the beneficiary and by the architect. Be yourself a part of the design project in order to be sure that the project will be as you want it to be.
Meet the design team regularly and involve yourself in the design project in order to be sure that the architect follows what you want.
Change the beneficiary - architect agreement if the purposes or the services in the project change.
You should ask the architect to take part in the negotiation process you will have with the contractor and ask him to recommend contractors to you.
